It’s shocking to learn that despite every effort, the supply of available housing is at its lowest level in 14 years, according to the latest National Association of Estate Agents (NAEA) January Market report.
According to individual branches, the number of available properties fell to an average of 33 per month. Not only is there a huge shortfall in supply, but demand for housing is soaring. In January, 453 house hunters were registered per branch, which is the highest on record since July 2015. It also marks a 21% increase since December 2015, when the average number registered per branch was 374.
These figures reflect the activity of landlords and home purchasers who are pushing to complete sales ahead of the upcoming changes in legislation regarding stamp duty. Unfortunately, with the market at its current condition, it lends itself to being a seller’s market as opposed to a buyer’s.
