The micro innovators making big waves

Micro innovators - The Collective

Micro apartments can improve affordability and deliver the homes that we so desperately need to ease the housing crisis. The nationally described space standard is inhibiting the delivery of these small homes, but it hasn’t stifled micro innovators both here in London and overseas.


Architects Arup have teamed up with landlord Berlinovo Immobilien GmbH to develop a micro-apartment concept to meet demand for affordable student housing in Berlin. The pilot project, on Storkower Straße in Lichtenberg, due to be completed in 2017, will create 129 micro apartments. Comprising only 16 square metres, the apartments are fully equipped with a kitchenette and bathroom.

New York

In 2013, the former New York Mayor, Michael Bloomberg, launched a pilot scheme, My Micro NY, to create the city’s first micro-unit apartment building, Carmel Place, providing affordable housing for ‘singles’. This scheme completed construction Spring 2016 and residents began moving in June 2016. Ranging from 260 to 360 square feet, the apartments rent for an average of $3,000 a month, which is considered great value in Manhattan. Residents benefit from shared amenities including a gym, lounge, community room, and roof terrace. The building also offers bicycle storage, a tenant storage room and storage lockers.


Here in London the YMCA and Roger Stirk Harbour + Partners have joined forces to create a new housing solution called Y:Cube, which provides self-contained micro-apartments for young people leaving homeless hostels and supported housing schemes.  Their pilot project in Mitcham, south London is a collection of 36 apartments, with one-beds comprising only 26 square metres. Consisting of an en-suite bedroom and living room with a galley kitchen, Y:Cube’s prefabricated homes, manufactured off site in a factory in Derbyshire, are designed for temporary use and let at 65 percent of local market rent.

PRS specialist The Collective were successful in obtaining planning consent to rent co-living student accommodation to young professionals at their Old Oak scheme in Harlesden, west London. Residents benefit from their own en-suite bedroom and share kitchen and living spaces. There are also communal resident facilities including a cinema and sports bar, gym, games room, library and a secret garden.
