By 2015, Surrey House was completed with the first residents moved in. The team had expanded from 10 to over 30 people and Inspired upgraded to a larger office at 22 Grosvenor Square. Continuing a busy year, Inspired purchased Rutland House in Epsom, Nine Sutton Court Road and Coombe Cross (now Central Cross) in Croydon, adding 196 apartments to Inspired’s pipeline. Inspired was now one of the leading developers of micro-apartments in the UK.
Then came the purchase of Inspired’s biggest project to date: Impact House (now renamed Innova) – an iconic building in Croydon providing 235 apartments once completed. Late summer, Inspired completed the purchase of The Broadway, a vacant office and retail property in Crawley, to add a further 78 apartments. And an eventful year was capped off with Green Dragon House winning the First Time Buyer Readers’ award for ‘Most Innovative Redevelopment of an Existing Building’.
In March 2016, it was confirmed that office-to-residential Permitted Development Rights would be made permanent. Another purchase followed late spring with the acquisition of 120 Bridge Road in Chertsey (61 apartments). Over the summer three of Inspired’s developments completed: Rutland House, Canius House and Green Dragon House. Commended for its communal facilities and transformation of a tired old office building, Green Dragon House won another First Time Buyer Readers’ award for ‘Most Innovative Redevelopment of an Existing Building’ and a WhatHouse? Bronze for ‘Regeneration’. The year ended with a move to a beautiful new office at 20 North Audley Street in Mayfair.
In February 2017, the government published its much anticipated Housing White Paper announcing that Space Standards would be reviewed. Inspired also made its debut in the North purchasing 1960s office building Sim Chem House in Manchester suburb Cheadle Hulme (184 apartments).
Central Cross and Nine Sutton Court completed over the summer and work started to transform Impact House into Innova, Croydon’s landmark residential development. Nine Sutton Court was Highly Commended for ‘Best Starter Home’ at the Evening Standard New Homes Awards and Highly Commended for ‘Most Innovative Redevelopment of an Existing Property’ at the First Time Buyer Magazine Readers’ Awards. In addition, a YouGov poll conducted by Inspired in October revealed that 71% of Brits supported micro-apartments.
Inspired has delivered more than 400 apartments to date (with over 600 more under construction) leaving it with a completed and pipeline GDV of more than £500m. The company is now in the process of moving to a larger office on the ground floor of 20 North Audley Street and should soon be able to announce a number of new acquisitions.
